Large bright sitting room with dining area, patio door & two windows on ground floor front elevation looking towards Arthur's Seat.

We have good wifi, Amazon Prime, Disney+, Netflix, dvds, Nintendo Switch, family games and a great selection of books, arts and crafts.

Kitchen comprising of all modern conveniences including washing machine with tumble dryer, dishwasher, fridge freezer, oven, grill, cooker, microwave and digital radio. Also located on the ground floor.

Upstairs are:

Master double bedroom with fitted wardrobes, en-suite & balcony looking over Arthur's Seat.

Guest double bedroom which is lovely and bright with double fitted wardrobe, table, lamp & TV.

Large kid's bedroom with very comfortable bed and fitted wardrobes.

Travel cot can be provided on request

There are 3 bathrooms in total. The main communal bathroom is fitted with three piece suite alongside shower and bath. The en-suite is fitted with shower, WC and sink and the third bathroom (located downstairs) has a sink & WC.

Secure entry phone system, electric heating throughout and double glazing.

Garden at the front and back.

The exchange includes bedding and towels and includes cleaning before and after your stay. It would be good if this was reciprocated, thanks.

About the location

Located close to Arthur's Seat, Holyrood Park with the Palace of Holyrood, Leith Links playpark and Portobello beach. There is free parking and the property is located close to all amenities such as a large local supermarket.

The local restaurants & cafes are great and offer a variety of cuisine. We are also within walking distance of Leith's vibrant shore area with the Royal Yacht Britannia, Ocean Terminal shopping centre and cinema.

Locally there are a wide variety of shops for day to day requirements - such as a pharmacy, newsagent and lovely bistros.

A short bus journey will take you to the gorgeous Princes Street Gardens, Edinburgh Castle, Royal Museum of Scotland, National & Portrait Gallery of Scotland. Local bus service every 3 minutes. The trams are 5minutes from our home and will be completed for travel Spring 2023.

There is also our great cycle path which runs along the water of Leith with some gorgeous scenery. We are right next to all local amenities and easy for shopping from local fishmonger, butcher, Tesco etc. Its a great place to live!
