Late 1800s first-floor flat with a communal garden in Central Paris

We live in a first-floor flat overlooking a communal garden in a late 1800s building in Central Paris. Original wood flooring, and large windows. There is a small entryway, a small and bright well-equip kitchen, a small double bedroom (which is our bedroom), and a bigger bedroom. The living/dining room is a good size, with a big and comfortable pull-out sofabed.It looks into the communal garden, where we often have lunch or tea when it's sunny. Our bathroom is modern, with a bathtub and a washer/dryer. The WC is in a separate space - our "reading room".

About the location

We're right next to the Bassin de la Villette, where Paris Plage happens in July. You can also rent motorised boats (no license needed) or rowing boats. Less than 5 minutes walk to the Canal Saint Martin and Jardin d'eole, 10 minutes walk to the Parc de la Villette and Parc Buttes Chaumont (ok maybe 15 here), and 5 minutes by metro or 30 minutes walk to the Sacre Coeur. Lots of great restaurents, cafes, brasseries, supermarkets, and the amazing arts centre "Centre 104" just up the street.

Our closest metro stop is Stalingrad, which is 1 stop away from Gare du Nord (for those of you coming on the Eurostar from London etc). The lines 2, 5, and 7 take you easily all around central Paris.
