Sunny, spacious first-floor upper villa sleeps up to 5 in 2 bedrooms with king-sized beds plus a single futon in the study. Large kitchen-dining room with 5 element hob and two ovens. Dining table sits 8. Sunny corner living room with large windows. Modern bathroom, with shower. Eco-friendly, with a high-efficiency boiler, all lights LEDs and we generate close to 3000 kwh per year with our solar panels. Beginnings of a permaculture garden in the fenced-in back garden. Plenty of fresh strawberries to pick in the early summer.

About the location

Quiet residential neighbourhood, with no through roads, but close to the centre of the city. Well served by public transit, with the Murrayfield Tram stop a 2-minute walk away. Trams run every 7 minutes week-days. The airport is a 20-minute tram ride, Haymarket Train station is a 5-minute tram ride and Princes Street (centre of the city) just a 10-minute tram ride. There is free on-street parking, pubs, cafes, takeaways (one of the best Indian takeaways in the city) and grocery stores all in the neighbourhood. Two national galleries are a 20-minute walk down a lovely river pathway (Gallery One and the Dean Gallery). Murrayfield Rugby Stadium is a 5-minute walk away, making it the perfect location for Six Nations games (3 a year). Great location for the Festivals too, as it is close enough to the central area to get to quickly by public transit, but far enough away to let you escape the noise, when you need a break.
