Sea Views, backing on to local nature reserve. Close to Brighton

Our home is a two bedroomed maisonette with sea views that backs on to a lagoon which is a local nature reserve. We are located three miles from Worthing, a large seaside town and seven miles from Brighton, a dynamic and exciting city of music, nightlife and culture. A bus service goes past the front door and connects both. Our property is accessed by a flight of steps to the first floor.

This is mostly open plan having been extensively renovated in 2013. The large lounge area has bifold doors to the rear garden which then backs on to the lagoon and is a bird watchers paradise. A smart T.V. is in the lounge with subscriptions to Netflix, Prime and Apple. There are two sofas, one of them a sofabed, two swivel chairs and another two Stressless leather swivel/recliners.

Next to the lounge is the dining and kitchen areas which are light and modern and share the views to the nature reserve. The kitchen is fully equipped with a double electric oven, gas hob, microwave, fridge and appliances. There is access to an upright freezer.

A short hall way leads to a utility room, which contains a second toilet, washing machine, freezer and dryer. Next to that is the large bathroom which has two basins, a walk-in shower and a bath. The third room is the second bedroom which is currently set up as a dressing room.

The garden, which backs on to the lagoon, has been managed to attract wildlife and contains mature shrubs and trees. There is a patio that is accessed from the lounge, or around the side of the house, which is great for barbeques in the summer. Swans frequently swim past the garden.

Upstairs to the master bedroom and studio; This is a large room which has a queen sized bed and John Lewis mattress. Steve also uses this as a music studio. There is a desktop computer and a hi-fi system. A pair of glass doors open on to the balcony that looks over the lagoon to the sea.

We have solar panels, an electric vehicle charging point and an electric car which may or may not be considered within the exchange.

About the location

The shingle beach is a few minutes walk away. I swim regularly and walk there and back in my wetsuit. Along the back of the lagoon is the coastal path. Lancing is a very popular kite surfing location. The local beach

Worthing is about 10 minutes on the bus and has two cinemas, three theatres and a number of restaurants. A number of celerity acts frequently perform on the pier.

Seven miles to the east is the City of Brighton and Hove. Brighton delivers the largest arts festival in England in May of each year but has a dynamic entertainments calendar all year round.

One mile to the east is Shoreham-by-Sea the center of which used to be a traditional fishing village. There are many building of interesting heritage. The town is located on the mouth of the river Adur. The estuary is a RSPB nature reserve and is an important site for wading birds.

The nearest train station is about 1.5 miles away and the trains go to London (75 mns) , Brighton (15mns), Southampton, Portsmouth. The 700 bus runs past the front door with buses every 12 minutes during the day and goes to Brighton (40 mns) to the east or Worthing (15 mns) and Littlehampton to the west.
