A secluded, architect-designed, rural retreat in the Tamar Valley area of outstanding natural beauty - designed for living and working.

The property is split between two buildings:

- Well Barn: A converted barn with an open plan living space and kitchen. In the porch is a w/c and downstairs is a bedroom suite with en suite and double doors to the garden. A balcony wraps around two sides providing plenty of outside space for cooking and eating. A mezzanine loft above the kitchen is set up as a TV snug with access via a ladder;
- The Annexe: featuring a fully kitted out modern office with large windows, deep desks and fibre broadband, it also houses the guest room with comfy sofa bed which can also be used as a day room or second office. There is also a kitchenette with fridge and microwave, and a shower wet room. Outside is a wide covered terrace and landscaped area great for entertaining, barbecues, or enjoying the sunshine and views. Crucially it is one of the flat and level spots on the site!

The whole property has been recently converted with all modern amenities including heat pumps providing efficient underfloor heating. Tutwell is a quiet village with no through routes and Well Barn is tucked down a short lane on the edge of the village providing further privacy.

The site is around 1/2 acre, surrounded by trees and with stunning long views across the river Tamar to Devon. There is on site parking, but the garage is used for storage and can’t fit a car. Above everything else it is peaceful and green.

As the bedrooms are split between two buildings Well Barn is not suitable for families young children. Sorry! Also, the site is quite steeply sloping and the path between the Barn and Annexe isn’t suitable for people with limited mobility - especially if it is rainy or icy.

Finally, we have a cat (Badger) who is friendly and doesn’t need any looking after, so we would prefer swaps with people who are happy with a cat wandering about - although she can go to the cattery if necessary.

About the location

The Tamar Valley is a quiet part of Cornwall with picturesque pubs and villages and criss-crossed with paths and hiking trails. It is seldom visited even in summer and remains peaceful and relatively traffic free. The busy north and south coasts are both around 45 minutes away, where there are many excellent beaches and Cornish seaside towns.
