Lovely family home close to the Helford River and port of Falmouth

Recently refurbished light and airy family home near Falmouth.

We are the Budd family, Lena my wife is a local doctor, I own a marine business called www.ScaffFloat.co.uk and we have two girls Bonnie 9 and Betsy 7. We are coming to NZ for 5 weeks in Feb to do a demo tour with my business, attend a friend's wedding in Pihia, and travel. We are looking for a house swap, including our car (Pegeout Partner)


UPSTAIRS

There are two very large, light bedrooms upstairs.

Bedroom 1: Is our room, it has high ceilings a lovely view out over the lake and fields. We have a massive queen size bed with a memory foam topper and lovely linen, two bedside tables and two large chests of draws.

Bedroom 2: This is the family room. It has a large East facing window with blackout blinds and curtains to darken room if you bring a baby/toddler. It has a cot, single bed and double bed as well as a wardrobe.

Bathroom: There is a large family bathroom that has a hot, powerful shower, large bath, toilet and underfloor heating.

DOWNSTAIRS

Bedroom 3: This is shown in the pictures as the study but we have just sanded and oiled the wooden floor and re-decorated it. It is now a lovely dedicated bedroom overlooking the garden with a lovely queen size double and bedside table. (Will update the pics next week)

Lounge: Two old but comfy sofas with throws, coffee table, TV, sound system and LOTS of kids toys in the box. We have just sanded and oiled the floor in this room and re-decorated it.

Downstairs toilet: Under the stairs. Inc sink.

Hallway: Large light hallway.

Kitchen/dinner: The main living space is lovely, open plan, and where we spend most of our time. The kitchen is a good size and looks out over the garden. A very large cooker with an induction top. We have left ALL our cutlery, pots, pans, plates, mugs, blender, mixer etc. As well as all our spices etc. There is a large fridge and a small freezer. Dishwasher under the sink. Large larder cupbard. The diner area has a massive window so it is very light, looks out over front garden. A large farmhouse table, 2 person sofa, and kids play area inc a load of toys.

Utility room: Very handy space. Large washing machine, big clothes drying rack (boiler in this room so stuff dries overnight), airing cupboard and sink.

Backdoor entrance hall: Lots of coat hooks, space for sandy shoes and muddy boots.

Garden: Good size garden, fully enclosed and private. Very safe. You are welcome to help yourself to veg and fruit from the raised beds and fruit bushes. New decking in the corner that gets the morning sun, ideal for yoga or morning coffee. Patio in the other corner by the back door with new rattan seating, table and BBQ (gets evening sun).

Parking: Two spaces outside our garage. One under the tree. Three in total.

Bikes/toy storeage: You can use the undercover area to the left of the garage to store stuff, it is secure and the door can be locked

Guest access
We will leave a key out and comprehensive notes.

Other things to note
This is our home so we really only want people to love it as we do. Please tidy up when you leave but our cleaner will hover and changes all the bedding.

About the location

Our beautiful house is very well located. Falmouth and it's lovely cafes and shops is only a 5 min drive away, we are next to the Helford River AONB with it's amazing beaches, walks and the famous Ferryboat Inn which is our local pub.
